If the applicant withdraws their application or gives misleading or false information or fails the credit reference check resulting in this application being refused at the discretion of DREA this charge may not be refunded
Should my application be accepted, I also agree to pay a minimum of seven days prior to the commencement of the tenancy or sooner if requested the following monies:-
B. One months rent in advance (or part thereof)
C. Damage Deposit equal to one and a half months rent (monthly rent x 12 divide by 52 x 6)
D. Additional fee for processing the application and preparing all associated paperwork £150.00 (inc vat) per tenant - Minimum fee £240.00 (inc vat)
E. If a guarantor is necessary for the application to proceed an administration and credit reference fee of £120.00 (inc vat) per guarantor
F. Pet agreement if applicable £48.00 (inc vat) an increase in the damage deposit may be required
During your tenancy
G.Renewal of Tenancy Agreement (if original prepared by us) £120.00 (inc vat) per property. If the tenancy is to be periodic a charge of £60.00 ( inc vat) per property will be made.
H.Change of tenant during the term of the tenancy £120.00 (inc vat)
Ending your tenancy
I.Checking inventory (if applicable) at the end of the tenancy £120.00 (inc vat) for an unfurnished property, £180.00 (inc vat) for a furnished property. Such cost will be deducted from the Damage Deposit.
If we carry out a final inspection/check out of the property and any discrepancies are noted (however the same shall be determined) and it is necessary for us to arrange for any remedial work to be carried out or to revisit the property as a result of the tenants neglect or failure to observe their obligations a charge of £60.00 (inc vat) per hour or part thereof in 1/4 hour multiples may be made at the discretion of DREA and such charges will be deducted from the damage deposit held.
J.Early termination of tenancy (subject to landlord approval) £150.00 (inc vat) such fee to be deducted from damage deposit.
All fees will be subject to a late payment charge of 3% above Bank of England base rate. Such charge will become due 7 days after payment has been requested.
